Terms and Conditions
These terms apply to every service provided by THE MELLS BUILDING CLEANING SERVICES L.L.C, trading as The MELLS, and to the use of this website. Updated 25 October 2026.
Site visits and quotations
The MELLS does not publish prices on this website. A supervisor visits, and a quotation is issued in writing against a defined scope. Only that written quotation binds The MELLS. Work outside its scope is quoted separately and starts only once you have agreed it. A quotation is valid for the period stated on it.
Booking and payment
A job is booked when you accept the written quotation. Payment terms, including any deposit, are stated on the quotation and on the invoice.
Access, water and power
You provide safe access, water and electricity for the agreed time window, and any building or community permit that only the owner or tenant can request. We prepare the paperwork we are asked for. If we cannot get in at the agreed time, the visit may be charged as a late cancellation.
Our people
The work is carried out by our own directly employed team under a named supervisor. We do not subcontract the work. Where a step needs a specialist workroom, such as new curtain linings or carpet binding, the quotation says so before you accept it.
Your home and your belongings
Please put away cash, jewellery, documents and small valuables before the visit, and tell us about anything fragile, valuable or of sentimental value. Existing marks and damage are photographed and recorded before work begins.
Products and methods
We choose products and methods for each surface and test before treating anything delicate. Some stains, marks and wear cannot be removed completely; where we expect that, we say so before we start.
Quality
Every job is checked against the 14 Point Standard. Any failed point reported within 48 hours is corrected free of charge. See the refund and cancellation policy.
Liability
The MELLS is responsible for loss or damage caused by its own negligence while carrying out the work, and holds insurance for it. Please report any damage within 48 hours, with photographs. We are not responsible for faults that existed before the work, or for wear that cleaning reveals rather than causes.
Photographs
We photograph the work before and after for your report and our records. We use photographs of your home in our own marketing only with your written permission, and never with anything that identifies you or the address.

The information on this website is general and is not a quotation. The text, photographs and design belong to The MELLS and may not be copied without permission.

Governing law
These terms are governed by the laws of the Emirate of Dubai and the United Arab Emirates, and the courts of Dubai have jurisdiction.
