The difference, plainly
Why homeowners in Dubai choose The MELLS
Most property companies sell you their intentions. What follows is what The MELLS is structured to do, and what you can hold us to: one contract, one team, a written quotation after a site visit and a signed standard on every visit.

Six things you can hold us to
One contract, not six
The usual arrangement is a cleaner, an AC company, a painter, a marble contractor, a pest firm and someone for the plumbing. Six invoices and six versions of whose fault it was. We hold every one of those lines, so accountability has nowhere to go.
Air you cannot see
A property can photograph beautifully and still be circulating what has been sitting in its ducts since handover. HEPA extraction, coil and drain work, and low residue products chosen for households with children. The part of luxury nobody puts in the brochure.
Specialists, not spare hands
The man who crystallises your marble does not also spray for cockroaches. Stone technicians, AC engineers, decorators and electricians, each trained in one discipline and employed by us directly. Nothing is subcontracted to whoever answered the phone.
Documented, every visit
Photographs before and after, a written record of what was done and what we found, and an honest note of what we would watch. Owners who are abroad half the year tend to consider this the whole point.
We say no
If a marble floor is better honed than crystallised, if a panel is beyond cleaning, if a unit is at the end of its life and repair is throwing money at it, that is what you will be told. Quoting for work that will not hold is how this industry loses people.
Someone answers
The most common complaint in UAE property services is not price. It is silence: unreturned calls, a supervisor who has stopped replying, a job half finished. You will always know who is coming, when, and what happens next.
The MELLS and the usual arrangement
How a typical mix of separate contractors compares with one accountable team.
| The usual arrangement | The MELLS | |
|---|---|---|
| Who does the work | Whoever the contractor could find that week | Technicians employed, trained and vetted by The MELLS |
| Number of companies | One for each trade, each blaming the other | One team for cleaning, AC, plumbing, electrical, painting and fit out |
| Quotation | A rough figure that grows on site | Written after a site visit, against a defined scope |
| Proof of the result | A verbal assurance | Fourteen signed checks, with photographs before and after |
| If something is wrong | Calls that are not returned | A free return visit within 48 hours |
| Communication | A different person every time | A named supervisor you can reach directly |
| Advice | Whatever sells the larger job | An honest answer, including when you do not need us |
What that looks like on the day
The same sequence on every job.
- You book a site visit. Use the form on any page or call. We agree a time that suits you.
- We visit and quote in writing. A supervisor looks at the work. The quotation names the scope, the crew and the time on site.
- Our own crew arrives. Uniformed, with their own machines, materials and protection for floors and furniture.
- The supervisor signs fourteen checks. You receive the sheet and photographs within the hour.
- We stay answerable. Anything that falls short is put right within 48 hours, free of charge.
Questions about The MELLS
Is The MELLS a cleaning company or a maintenance company?
Both. The MELLS is a property care company. Deep cleaning is the core of the work, alongside AC and duct cleaning, pest control, plumbing, electrical, painting, gypsum and false ceilings, flooring and fit out, all delivered by one directly employed team.
Does The MELLS use subcontractors?
No. Every cleaner, painter and technician is employed by The MELLS, which is why one supervisor can answer for the whole job.
How is quality checked?
Every job is signed off against the 14 Point Standard, with instrument readings where they apply and photographs before and after. If a point fails, we return within 48 hours at no charge.
