What is included
AC ducting sized, fabricated and installed for villas, apartments, offices, shops and restaurants, with joints sealed, ducts insulated and airflow balanced. A ducted AC is only as good as the ductwork hidden above the ceiling. Ducts that are too small are noisy and starve the far rooms, and in Dubai humidity any gap in the insulation sweats and drips onto the ceiling below. Our own technicians work out the airflow each room needs, then fabricate, hang, seal and insulate the ducts and balance the system before handover.
- Fan chosen for the room volume and the length of duct
- Rigid or short flexible duct run with as few bends as possible
- Backdraught shutter fitted so air cannot blow back in
- Discharge taken to an outside louvre or the building riser
How we carry out bathroom exhaust fan and ducting
The fan is picked for the size of the bathroom and the resistance of the duct it has to push through. It is fixed to the slab or a framed opening, not left resting on the ceiling board, and wired to a switch or a run on timer by our own electrician. The duct runs by the shortest route to an outside wall louvre or, in apartments, to the connection on the exhaust riser. Joints are taped, a backdraught shutter is fitted, and we check the pull at the grille with a smoke pencil.
The common fault is a fan that blows into the ceiling void and stops there. Steam from every shower then condenses on the cold AC ducts and the slab above, and mould grows where nobody sees it until the ceiling stains. Weak fans on long, sagging flexible duct move almost nothing. In towers the riser connection belongs to the building, so any change is coordinated with building management. The site visit opens the ceiling access and finds out where the existing duct really goes.
How it works
The same method on every job, so the result does not depend on who is on shift.
- Survey and diagnosis. A technician inspects the system or surface, takes readings and photographs, and explains what was found in plain language.
- Written quotation. You receive a written quotation against a defined scope before any work starts. Anything outside that scope is quoted separately.
- Protected, supervised work. The work area is protected and isolated, and the job is carried out by our own technicians under a named supervisor.
- Testing. Every job ends with a measured test suited to the discipline, so the result is a reading and a photograph and not an opinion.
- Report and warranty. The completed report reaches you within the hour. Any failed point is put right free of charge within 48 hours.
Bathroom Exhaust Fan and Ducting in Low Rise Residences, Ashjar: what we plan for
Seventh Heaven and Ashjar are Al Barari's apartment residences, with deep terraces and planted balconies. In an apartment building we submit the work permit, book the service lift and bring compact equipment that fits it.
High humidity makes AC drains and coils work harder, so we recommend more frequent servicing here than elsewhere.
There is one gated entrance and contractors are registered with security by the resident. Working hours are limited to keep the community quiet.

Questions about bathroom exhaust fan and ducting in Low Rise Residences, Ashjar
What does bathroom exhaust fan and ducting include?
A ceiling or inline fan draws steam and odour from the bathroom through a sealed duct that ends outside the building or in the exhaust riser, never in the ceiling void. The work includes fan chosen for the room volume and the length of duct; rigid or short flexible duct run with as few bends as possible; backdraught shutter fitted so air cannot blow back in.
Why does my bathroom smell even with the fan on?
Either the fan is moving very little air or the duct is not connected to anything. A dried out floor trap can add to it. We test the pull at the grille, follow the duct through the void and check the trap before recommending a repair.
Can a quieter fan be fitted?
A quieter arrangement is nearly always possible. An inline fan mounted in the void away from the grille, on a length of rigid duct, makes far less noise than a small fan sitting directly behind the grille. It needs access for servicing, so we leave a panel beside it.
How much does bathroom exhaust fan and ducting cost in Low Rise Residences, Ashjar?
We do not publish prices, because no two jobs are the same. The main factors: size and type of the system or surface; present condition and ease of access. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.
Who provides bathroom exhaust fan and ducting in Low Rise Residences, Ashjar?
The MELLS provides bathroom exhaust fan and ducting in Low Rise Residences, Ashjar, Dubai. The work is carried out by people The MELLS employs directly, under a named supervisor, 08:00 to 19:00, Monday to Saturday. To arrange it, book a site visit on this page or call +971 55 444 0084.
How long does bathroom exhaust fan and ducting take?
Typically one to three days for most villas and fit out units. The time for your property is confirmed with the quotation.
Does the building need to agree to duct changes?
In towers and malls, changes to the ducts, fire dampers or fresh air system are coordinated with building management. What the building asks for is identified at the site visit, and we prepare the paperwork.
Does the ceiling have to come down?
Not always. Tile ceilings lift out and go back. In a gypsum ceiling we cut openings where the work is and close them afterwards, leaving access panels under the unit and at the dampers.
Do you install AC ducting in Low Rise Residences, Ashjar?
Yes. We install, replace and alter AC ducting in villas, apartments, offices, shops and restaurants across Dubai. A site visit measures the ceiling void and the AC unit before the scope is put in writing.
Do you arrange the building permit in Low Rise Residences, Ashjar?
Yes. Most buildings ask contractors for a work permit, trade licence, insurance and staff IDs, and a service lift booking. We submit all of it for you.
Do you use products that are safe for planting?
Yes. Outdoor run off is controlled and plant safe products are used near beds and water features.
How do I choose a company for bathroom exhaust fan and ducting in Low Rise Residences, Ashjar?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (a measured test for every job, with photographs before and after) and puts right any failed check free of charge within 48 hours.
