What is included
AC ducting sized, fabricated and installed for villas, apartments, offices, shops and restaurants, with joints sealed, ducts insulated and airflow balanced. A ducted AC is only as good as the ductwork hidden above the ceiling. Ducts that are too small are noisy and starve the far rooms, and in Dubai humidity any gap in the insulation sweats and drips onto the ceiling below. Our own technicians work out the airflow each room needs, then fabricate, hang, seal and insulate the ducts and balance the system before handover.
- Joints and connections checked by smoke pencil with the fan running
- Loose collars refixed and split seams closed with sealant
- Foil tape pressed onto clean, dry metal with a squeegee
- Torn insulation cut back and patched with a taped vapour barrier
How we carry out duct repair and sealing
With the fan running, a smoke pencil is passed along each joint and connection, and the smoke shows where air is escaping or being drawn in. Loose collars are screwed back, gaps are filled with duct sealant applied by brush, and foil tape is pressed down over clean dry metal. Where a flexible duct has slipped off its spigot it is refitted with a clamp and taped. Any insulation that had to be cut back is replaced, and the vapour barrier is taped closed over the repair.
Cloth tape is the usual culprit. It dries out in a hot ceiling void within a couple of summers and lets go, and the joint opens. A leak on the supply side throws cold air into the void, where it chills the ceiling and causes condensation marks. A leak on the return side pulls hot, dusty void air into the system, which is why some homes never seem to stay clean. The site visit reads the temperature at the unit and at the outlets to see how much is being lost on the way.
How it works
The same method on every job, so the result does not depend on who is on shift.
- Survey and diagnosis. A technician inspects the system or surface, takes readings and photographs, and explains what was found in plain language.
- Written quotation. You receive a written quotation against a defined scope before any work starts. Anything outside that scope is quoted separately.
- Protected, supervised work. The work area is protected and isolated, and the job is carried out by our own technicians under a named supervisor.
- Testing. Every job ends with a measured test suited to the discipline, so the result is a reading and a photograph and not an opinion.
- Report and warranty. The completed report reaches you within the hour. Any failed point is put right free of charge within 48 hours.
Duct Repair and Sealing in Jumeirah Village Circle: what we plan for
Jumeirah Village Circle is laid out as a ring of numbered districts with parks at the centre. The older homes are villas and townhouses on the inner streets, and most of what has been built since is apartment buildings, from low rise blocks to towers such as Bloom Towers and Five Jumeirah Village. Jumeirah Village Triangle next door is quieter and lower, with the Mediterranean and Arabian villas and townhouses and a smaller number of apartment buildings.
Building work has not stopped in Jumeirah Village Circle, so cement dust and sand from open plots settle on balconies, window tracks and AC filters within days of a clean. Homes on the outer ring face Al Khail Road, Hessa Street or Sheikh Mohammed Bin Zayed Road and collect a grey traffic film on the glass as well. AC filters clog fast beside a building site, and a blocked filter is the usual reason a unit drips or stops cooling in July. Filters, coils and drain lines are cleaned together. Where a tower shares one system, the visit is booked with building management.
Villas and townhouses stand on open streets, so a crew can park at the door. Each apartment building has its own management, and most ask for a work permit and a service lift booking, which The MELLS arranges before the visit. Rules vary from one building to the next.

Questions about duct repair and sealing in Jumeirah Village Circle
What does duct repair and sealing include?
Leaking joints, torn insulation and loose connections are found, cleaned and resealed with duct sealant and foil tape, so cooled air reaches the rooms it was meant for. The work includes joints and connections checked by smoke pencil with the fan running; loose collars refixed and split seams closed with sealant; foil tape pressed onto clean, dry metal with a squeegee.
Is sealing worth doing on an old system?
Often it is the single most useful repair. If the duct metal is sound, sealing the joints and fixing the insulation brings back airflow that the far rooms have been missing. If the metal is rusted through, we say so and recommend replacement.
Can leaks be sealed without opening the ceiling?
Some can, through existing access panels and the openings left when grilles are taken down. Joints in the middle of a closed gypsum ceiling need a small opening cut, which is finished as a hinged panel so the spot can be reached again.
How much does duct repair and sealing cost in Jumeirah Village Circle?
We do not publish prices, because no two jobs are the same. The main factors: size and type of the system or surface; present condition and ease of access. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.
Who provides duct repair and sealing in Jumeirah Village Circle?
The MELLS provides duct repair and sealing in Jumeirah Village Circle, Dubai. The work is carried out by people The MELLS employs directly, under a named supervisor, 08:00 to 19:00, Monday to Saturday. To arrange it, book a site visit on this page or call +971 55 444 0084.
How long does duct repair and sealing take?
Typically one to three days for most villas and fit out units. The time for your property is confirmed with the quotation.
Do you install AC ducting in Jumeirah Village Circle?
Yes. We install, replace and alter AC ducting in villas, apartments, offices, shops and restaurants across Dubai. A site visit measures the ceiling void and the AC unit before the scope is put in writing.
Why is water dripping from the ceiling under my AC duct?
Most often the insulation or its vapour barrier has a gap, so humid air reaches the cold metal and condenses. A blocked drain line can look the same from below, so we check both before any repair is proposed.
Why are some rooms colder than others?
The far rooms are usually short of air. The ducts may be undersized, a flexible duct may be crushed, or the branches may have no dampers. We measure the airflow at each outlet, correct the duct and balance the system.
How do your crews get access to Jumeirah Village Circle?
Villas and townhouses stand on open streets, so a crew can park at the door. Each apartment building has its own management, and most ask for a work permit and a service lift booking, which The MELLS arranges before the visit. Rules vary from one building to the next.
Do you cover both Jumeirah Village Circle and Jumeirah Village Triangle?

How do I choose a company for duct repair and sealing in Jumeirah Village Circle?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (a measured test for every job, with photographs before and after) and puts right any failed check free of charge within 48 hours.
