What is included
Interior and exterior painting by our own painters, with surfaces properly prepared, furniture fully protected and wet film thickness checked on every coat. A good paint finish is mostly preparation. Dubai walls move with heat, hairline cracks open at ceiling joints, and coastal air and irrigation mark exterior walls within a few seasons. We repair and prime before we paint, apply the system named in your quotation and leave the home clean enough to move straight back into.
- Existing colour and sheen identified or matched by sample
- Marks washed, chips filled and sanded flush
- Repairs spot primed so they do not flash through
- Patch feathered out, or the wall painted to its corners
How we carry out paint touch up
A good touch up starts with the paint itself. If the leftover tin or the colour code is available, that is used; if not, a small chip is taken to be matched. Dirty marks are washed first, since many come off without paint. Chips and screw holes are filled, sanded flush and spot primed. The patch is then applied with the same tool as the original, usually a small roller, and feathered outward with a nearly dry sleeve so there is no hard edge.
Touch ups show for three reasons: the colour has shifted with age, the sheen differs, or the texture changes because a brush was used on a rolled wall. Strong light makes all three worse. Deep colours and any paint with sheen are the hardest to patch, and walls older than a few years rarely take an invisible repair. Unprimed filler also dries dull and shows as a flat spot. The site visit lists the marks room by room and sorts them into those that can be patched and those that need a full wall.
How it works
The same method on every job, so the result does not depend on who is on shift.
- Survey, colour and written scope. We measure, test the existing coating and agree colours, sheen and the number of coats. The written quotation names the paint system and the scope.
- Protection. Furniture is moved and wrapped, floors are covered edge to edge, and switches, handles and light fittings are masked or removed.
- Surface preparation. Walls are washed, flaking paint is scraped back, cracks are opened and filled, and everything is sanded flat. Damp or salt affected areas are treated before any paint goes on.
- Primer and finish coats. A sealer or primer suited to the substrate is followed by two finish coats. Wet film thickness is checked on every coat.
- Snagging and handover. We inspect in daylight with you, touch up, clean down and hand over a paint schedule listing brand, colour codes and batch numbers for future touch ups.
Paint Touch up in Al Barsha: what we plan for
Al Barsha combines streets of large private villas in Al Barsha 2 and 3 with the apartment buildings of Al Barsha 1 around Mall of the Emirates. Barsha Heights is a district of residential and office towers, and Al Barsha South includes Arjan, Dubai Science Park and the Villa Lantana compounds. The MELLS office is in Barsha Heights.
Sheikh Zayed Road and Hessa Street carry heavy traffic, so an oily film builds on road facing glass and sills. City dust enters through the AC and settles on high ledges. Older villas often have many layers of paint and patched plaster, so preparation takes longer than the painting. We strip loose coatings, fill and sand flat before priming. Road facing exterior walls are degreased before any paint is applied.
Villas are on open streets. Towers in Barsha Heights and Al Barsha 1 need a work permit and a service lift booking, which we arrange.

Questions about paint touch up in Al Barsha
What does paint touch up include?
Touch up work repairs scuffs, chips, filled holes and small stains so they blend into the surrounding wall, and where a patch would show the whole wall is repainted corner to corner. The work includes existing colour and sheen identified or matched by sample; marks washed, chips filled and sanded flush; repairs spot primed so they do not flash through.
Why does my own touch up show as a patch?
Usually the sheen or the texture is different, even when the colour is right. Brushing leaves a smoother, shinier spot on a rolled wall, and paint from an old tin may have thickened or changed. Bare filler beneath also soaks up the binder and leaves a dull mark.
Is this suitable before handing back a rented property?
Touch up before a tenancy handover is one of the most common requests. We walk the property against the marks a landlord normally picks up, such as picture holes, furniture scuffs and marks behind beds. Where a landlord expects a full repaint in the original colour, we say so.
How much does paint touch up cost in Al Barsha?
We do not publish prices, because no two jobs are the same. The main factors: wall and ceiling area and ceiling height; condition of the surface and how much repair is needed. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.

How long does paint touch up take?
Usually one to three days, confirmed with the quotation.
Do you repair cracks and damp patches before painting?
Yes. Cracks are opened, filled and sanded, and damp or salt affected plaster is treated and sealed first. Painting over a defect only hides it for a few months.
How long before the paint is fully dry?
Water based emulsion is touch dry in about an hour and can be recoated in around four hours. It reaches full hardness over two to four weeks, so avoid scrubbing new walls in that time.
Do we need to move out while you paint?
No. We work room by room with low odour water based paints, and bedrooms are usable again the same night.
How do your crews get access to Al Barsha?
Villas are on open streets. Towers in Barsha Heights and Al Barsha 1 need a work permit and a service lift booking, which we arrange.
Do you clean offices in Barsha Heights?
Yes. We run daily and weekly office cleaning contracts in Barsha Heights, scheduled before or after working hours.
How do I choose a company for paint touch up in Al Barsha?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (wet film thickness checked on every coat and an adhesion test at handover) and puts right any failed check free of charge within 48 hours.
