This is one of the low rise apartment communities of the park, built around courtyards or gardens and run by its own building or community management. In apartment buildings we arrange the work permit and service lift, protect the corridor and bring compact machines that fit the lift.

Living beside water raises humidity. Glass, balcony rails and bathroom seals are the first places it shows, and we treat each one. The villas and bungalows in Green Community are mature homes with gardens planted right up to the walls. Glass is washed with purified water to lift irrigation marks, and tracks are cleared of leaf debris before the floors are done. Apartments in the park get a compact team, with the kitchen, the bathrooms and the balcony taking most of the time.

Water side walls stay damp longer, so we check for efflorescence and mould and use breathable, moisture tolerant finishes. Green Community homes are old enough to have been repainted several times. Exterior walls near sprinklers show damp staining and blistered paint at low level. The blisters are scraped back, the wall is left to dry, and an alkali resistant primer goes on before the finish coats. Inside, timber doors and frames are sanded and recoated when the walls are done.

Green Community is a managed estate, and the resident tells security about the crew before the visit. The apartment communities issue their own contractor permits, and The MELLS applies for them. Warehouses and factories set their own site rules, confirmed at the site visit.
