This is one of the Palm's waterfront apartment residences, with large glazed balconies facing the sea. Tower living sets the rules: permits, lift bookings and permitted hours. We handle all three and plan the visit to finish inside the building's working window.

Being this close to the sea means salt film on glass and metal, sand in every track and humidity that feeds mould. We rinse salt off before polishing and check seals and vents for mould. We rinse salt from glass and frames before cleaning so it does not scratch, lift sand from tracks and floor edges, and check AC vents and bathroom seals for mould. Villas with beach access get extra attention to the ground floor, outdoor showers and terraces.

Coastal air is hard on paint. Surfaces are washed, sealed and finished with a system chosen for salt and humidity. Exterior paint on the Palm chalks and fades quickly, and metal railings and gates corrode. We wash off salt, treat rust, use alkali resistant primer and apply an exterior system rated for coastal exposure. Inside, we use washable low odour finishes and treat any mould staining with a blocking primer first.

Each frond has its own security gate where contractors are registered against the villa number. Apartment buildings require a work permit from building management and a service lift booking. Exterior work on villas needs approval from the master developer.
