What is included

A fit out company for villas, apartments, offices and shops, building ceilings, partitions, joinery, flooring and finishes with its own trades. Most fit out delays in Abu Dhabi come from permits, building access rules and trades waiting on each other. We identify the approvals your building, master developer or the authorities ask for at the site visit, prepare that paperwork, and run every trade under one supervisor to a written programme.

How we carry out wall panelling and cladding

Setting out comes first. The panel module is drawn on the wall so joints fall evenly at each end and line through with door heads and switch plates. Timber battens or a metal clip rail are fixed and packed until they are true, since the panels follow whatever is behind them. Panels in veneered board, painted mouldings, fluted profiles, upholstered fabric or thin stone are then fixed from one corner, and edges are closed with a matching trim or a shadow gap. Electrical plates are extended to sit flush.

Panelling a damp wall hides the problem and feeds it. Behind a sealed board on an external wall or beside a bathroom, moisture condenses in the cool of the AC and mould spreads unseen, so the wall is tested with a meter first and an air gap is left. Real timber veneer shrinks in the dry indoor air and opens at the joints unless it has acclimatised in the room. In towers, cladding in corridors and lobbies may need the building to accept the material, which the site visit confirms.

How it works

The same method on every job, so the result does not depend on who is on shift.

  1. Survey and diagnosis. A technician inspects the system or surface, takes readings and photographs, and explains what was found in plain language.
  2. Written quotation. You receive a written quotation against a defined scope before any work starts. Anything outside that scope is quoted separately.
  3. Protected, supervised work. The work area is protected and isolated, and the job is carried out by our own technicians under a named supervisor.
  4. Testing. Every job ends with a measured test suited to the discipline, so the result is a reading and a photograph and not an opinion.
  5. Report and warranty. The completed report reaches you within the hour. Any failed point is put right free of charge within 48 hours.

Wall Panelling and Cladding in Al Bateen: what we plan for

Al Bateen runs along the western shore of Abu Dhabi island, south of the Corniche, and is one of the city's oldest prime addresses. Large private villas fill the inland streets. The waterfront holds Al Bateen Park with its villas, townhouses and low rise Plaza apartments, the Marasy and Bloom Marina buildings around the marina, hotel residences, and the separate villa island of Nareel.

Sea air comes off the marina and the open water to the west, so glass, railings and outdoor AC units collect a salt film within days. Mature gardens drop leaves and pollen into pools and gutters, and irrigation on the older plots leaves white mineral rings on boundary walls and paving. Older villas often run split units and package units of different ages, plus booster pumps and pool plant. Each item is listed on the first visit, then condensers, drain lines and pumps are serviced to one schedule.

Al Bateen Park, Nareel Island and the marina buildings have gate security, so the resident registers our team in advance. Apartments need a work permit and a service lift booking. Exterior work may need master community approval, identified at the site visit; we prepare the paperwork.

What your quotation depends on

A quotation for wall panelling and cladding in Al Bateen follows a site visit. The supervisor looks at the points listed here and you receive a written quotation with a defined scope before any work begins. Once you accept it, nothing is added on the day.

Questions about wall panelling and cladding in Al Bateen

What does wall panelling and cladding include?

Timber, fluted, fabric and stone effect panels fixed to a levelled frame, used to finish a feature wall, protect a corridor or hide uneven plaster and surface cabling. The work includes wall checked for damp and flatness before a frame is fixed; panel joints set out to line up with doors, sockets and corners; panels fixed on battens or clips with an air gap behind.

Can panelling go over existing tiles or wallpaper?

Over sound tiles, yes, since the frame is fixed through them into the wall. Wallpaper is stripped where adhesive is used, as the bond is only as strong as the paper. In both cases the wall is checked for damp before anything covers it.

Will fluted or slatted panels collect dust?

They do gather more than a flat wall, particularly near an AC grille or a balcony door. A soft brush on a vacuum every couple of weeks keeps the grooves clear. A lacquered or laminated finish wipes more easily than raw or oiled timber.

How much does wall panelling and cladding cost in Al Bateen?

We do not publish prices, because no two jobs are the same. The main factors: size and type of the system or surface; present condition and ease of access. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.

Who provides wall panelling and cladding in Al Bateen?

The MELLS provides wall panelling and cladding in Al Bateen, Abu Dhabi. The work is carried out by people The MELLS employs directly, under a named supervisor, 08:00 to 19:00, Monday to Saturday. To arrange it, book a site visit on this page or call +971 55 444 0084.

How long does wall panelling and cladding take?

Typically quoted per project, typically 1 to 6 weeks depending on scope and approvals. The time for your property is confirmed with the quotation.

Can we stay in the property during the renovation?

For a single room or one bathroom, usually yes, with the work area sealed off and cleaned down each day. For a whole home renovation we recommend moving out until handover.

Do you carry out fit out and renovation work in Al Bateen?

Yes. Our own trades work across Abu Dhabi, and the site visit confirms the access rules, working hours and approvals that apply to your building or community.

Do I need a permit to renovate my home or office?

Often, yes. Buildings, master developers and in some cases the authorities ask for approval before fit out work starts. We identify what applies at the site visit and prepare the paperwork they ask for.

How do your crews get access to Al Bateen?

Al Bateen Park, Nareel Island and the marina buildings have gate security, so the resident registers our team in advance. Apartments need a work permit and a service lift booking. Exterior work may need master community approval, identified at the site visit; we prepare the paperwork.

When can your team come to Al Bateen?

Visits in Abu Dhabi are by appointment, Monday to Saturday, 08:00 to 19:00. The site visit comes first, then a written quotation with a defined scope before any work is booked.

How do I choose a company for wall panelling and cladding in Al Bateen?

Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (a measured test for every job, with photographs before and after) and puts right any failed check free of charge within 48 hours.

How are visits to Al Bateen arranged?

Visits in Abu Dhabi are booked by appointment between 08:00 and 19:00, Monday to Saturday. Call or send the form and we agree the earliest time a supervisor can come to you.
