False ceiling types and how to deal with stains and sagging
Standard gypsum board suits living rooms and bedrooms. Moisture resistant board belongs in bathrooms, kitchens and laundries. Lay in tiles suit offices and service areas that need access above, and acoustic panels suit cinemas and meeting rooms. A stain or a sag means water or weak fixing, so find the cause before repainting.

| Type | Best for | Access above | Watch out for |
|---|---|---|---|
| Standard gypsum board | Living rooms, bedrooms, corridors | Through access panels only | Softens and stains if it gets wet |
| Moisture resistant gypsum board | Bathrooms, kitchens, laundry rooms | Through access panels only | Handles humid air, not a leak from above |
| Cement or fibre cement board | Covered terraces, external soffits, very wet rooms | Through access panels only | Heavy, so the frame must be closer and stronger |
| Lay in tiles on a grid | Offices, shops, clinics, service corridors | Any tile lifts out | Tiles stain and bow in humid, uncooled space |
| Acoustic board or panels | Home cinemas, meeting rooms, echoing halls | Depends on the system | Ordinary paint can clog the surface and reduce absorption |
What types of false ceiling are there?
A false ceiling is a second ceiling hung below the concrete slab to hide AC ducts, pipes and cables and to carry lights. Five types cover almost every home and office in Dubai.
- Standard gypsum board. Sheets screwed to a metal frame, then jointed, taped and painted to give a seamless surface. It is the usual choice for living rooms and bedrooms.
- Moisture resistant gypsum board. The same construction with a treated core and face, normally coloured green so that it can be identified on site. It tolerates steam and humidity far better.
- Cement and fibre cement board. Heavier and unaffected by water, so it is used on covered terraces, external soffits and very wet rooms.
- Lay in tiles. Square tiles of mineral fibre, gypsum or metal resting in an exposed grid. Any tile lifts out, which gives instant access to services.
- Acoustic ceilings. Perforated board, fabric faced panels or dense mineral tiles that absorb sound and cut echo.
Which false ceiling suits which room?
Match the board to the moisture in the room and to how often someone will need to get above it.
- Living rooms, bedrooms and corridors: standard gypsum board, with access panels below each AC unit and valve.
- Bathrooms, kitchens and laundry rooms: moisture resistant board finished in a paint made for humid rooms.
- Covered terraces, balconies and car porches: cement based board with exterior paint.
- Offices, shops, clinics and service corridors: lay in tiles, because cabling and AC are altered often.
- Home cinemas, meeting rooms and a majlis with hard floors: an acoustic ceiling, or acoustic panels set into a gypsum surround.
Moisture resistant does not mean waterproof. Such board copes with damp air and will still fail under a dripping pipe.
Why does a false ceiling stain, and how is it fixed?
A brown or yellow mark is dried water, and in Dubai the source is usually the air conditioning. A blocked condensate drain overflows the tray, or chilled pipes and ducts with torn insulation sweat onto the board. Bathrooms and water heaters on the floor above, and the roof after rain, are the other causes.
The repair follows a fixed order.
- Find and stop the water. Open the nearest access panel and trace the wet track back to where it begins.
- Let the board dry fully and confirm it with a moisture meter.
- Press the area gently. Board that is firm can stay. Board that is soft, swollen, crumbling or mouldy is cut out and replaced.
- Seal the mark with a stain blocking primer. Ordinary emulsion alone lets the stain bleed back through within days.
- Repaint the whole ceiling to the nearest corner or break, because a patch always shows when light falls across it.
Why does a false ceiling sag or crack?
Sagging has two causes. Either the board has been wet and has lost its strength, or the frame behind it is not carrying the load. Hangers spaced too far apart, fixings that have pulled out of the slab, and heavy lights or curtain tracks screwed into the board alone all produce a ceiling that dips between supports.
Straight cracks along the joints mean the boards were jointed without tape or the frame is moving. Cracks where the ceiling meets a wall usually come from normal building movement and are treated with a flexible joint.
Treat a bulging, wet ceiling as unsafe. Keep the room clear beneath it, switch off the lighting circuit for that room at the distribution board, and do not prop the board or pierce it from below.
How do I look after a false ceiling?
- Have the AC serviced and the drain lines flushed before summer, when the units produce the most condensate.
- Make sure there is an access panel under every AC unit, valve and junction box. A ceiling without access is cut open every time something needs attention.
- When you travel, set the AC a few degrees warmer and leave it running. A closed home with no cooling becomes humid enough to mark and soften board.
- Run the bathroom extract fan during a shower and for some minutes after it.
- Hang chandeliers, ceiling fans and heavy fittings from the concrete slab, never from the board.
- Look across the ceilings twice a year with the lights on and note any new line, dip or mark.
The MELLS surveys a marked or sagging ceiling from above as well as below, and the written quotation deals with the cause as well as the board. Book a site visit if a stain keeps coming back after painting.
Common questions
Can a water stained gypsum ceiling be repaired, or must it be replaced?
If the board is dry and still firm, it can be sealed with a stain blocking primer and repainted. If it is soft, swollen, crumbling or mouldy, that section is cut out and a new piece is fitted, jointed and painted.
Can I use standard gypsum board in a bathroom?
It is not advisable. Steam softens the paper face and the joints over time. Use moisture resistant board, a paint made for wet rooms and a working extract fan.
Do I need approval to change a false ceiling?
In apartments, offices and shops, building management may require a permit, particularly where sprinklers, smoke detectors or AC are affected. What applies is identified at the site visit.
How long does a gypsum ceiling last?
There is no fixed life. A ceiling that stays dry and is properly hung lasts as long as the interior around it. Water is what shortens it.
