A sagging or cracked ceiling: what it means
A fine straight crack along a board joint is usually cosmetic and comes from movement or a poorly taped joint. A sag, a bulge, a brown stain or a crack that is widening means something is wrong above: a leak, wet board, failed fixings or too much weight on the ceiling. Keep clear of a bulging ceiling, switch off the lights in that area and have it inspected.

| What you see | What it usually means | How urgent |
|---|---|---|
| Hairline straight crack along a joint | Joint tape has let go, or normal movement | Not urgent, repair at the next repaint |
| Crack where ceiling meets wall | Ceiling and wall moving at different rates | Not urgent |
| Row of small round bumps | Screw heads lifting as the board works loose | Low, secure and fill |
| Brown or yellow stain | Water from above: a pipe, an AC drain or the roof | Find the leak soon |
| Sag or waviness between fixings | Board has been wet, or fixings are too far apart | Inspect within days |
| Bulge that looks swollen | Water pooling on top of the board | Urgent, keep clear and isolate the lights |
| Wide crack or a step between boards | A hanger or part of the frame has moved | Urgent, inspect above the ceiling |
| Black spotting around an AC grille | Condensation and mould | Fix the insulation or air leak, then treat |
How is a gypsum ceiling held up?
Most ceilings in Dubai villas and apartments are not the concrete slab. They are sheets of gypsum board screwed to a light frame of galvanised steel channels, and that frame hangs from the slab on rods or wires. The joints between boards are covered with tape and filled so that the surface reads as one piece. Above it run the AC ductwork, the drain lines, pipes and cables.
This construction carries its own weight and little more. Light fittings and AC grilles are let into it, but anything heavy is meant to hang from the slab on its own fixing. Knowing that makes the signs easier to read: the board can crack, stain or sag while the structure of the building is perfectly sound.
Which cracks are harmless, and which are not?
- A hairline crack in a straight line follows a board joint. The tape has let go or was never bedded properly. It is cosmetic.
- A crack around the edge, where ceiling meets wall, comes from the two moving at different rates as the building warms and cools. That is cosmetic too.
- Small round bumps in a row are screw heads lifting. The board is working loose from the frame and should be secured again.
- A crack that widens, or one edge sitting lower than the other, means the frame or a hanger has moved. Have it inspected.
- Any crack with a stain beside it means water, and water is never cosmetic.
A pencil mark at each end of a crack, with the date, shows within a few weeks whether it is growing.
What makes a ceiling sag?
Gypsum is strong when dry and weak when wet. Nearly every sagging ceiling has been damp at some point.
- A blocked AC drain line or an overflowing drip tray, the commonest cause in Dubai.
- Condensation dripping from ducts or chilled water pipes where the insulation has gaps, mostly in the humid months.
- A leaking pipe joint, or a bathroom, roof or terrace above.
- A home left closed with the AC off through the summer, so that the board slowly takes up moisture from the air.
- Standard board used in a bathroom or kitchen where moisture resistant board was needed.
- Screws or frame channels spaced too widely when the ceiling was built.
- Weight the ceiling was not built for: a chandelier, a fan, a curtain track, or someone crawling across it during maintenance.
What should you do when you first notice it?
- Photograph it and note the date.
- Press the board gently with a fingertip at the edge of the area. Soft or crumbly board has been wet.
- Look for a pattern. Note whether it changes after the AC has run all day, after rain, or after the bathroom above is used.
- If the ceiling is bulging, move people and furniture out from under it.
- Switch off the lighting circuit for that part of the ceiling at the distribution board.
- Switch off the AC unit if the water is coming from a grille.
- In an apartment, tell the building management, as the source may be outside your unit.
Leave a bulge alone. A board holding water can come down in one piece, and letting the water out is a job for a technician with the power off.
How is a ceiling inspected and repaired?
The inspection is made from above wherever that is possible, through an access hatch or the opening of a light fitting, with a torch and a moisture meter. The technician looks at the hangers and channels for rust, at the duct insulation, at the fall of the AC drain line and at the underside of the slab.
The source is repaired first. Then the board is dealt with.
- Wet or sagged board is cut out in a clean rectangle, back to the centre line of the nearest channels.
- The frame is checked, and extra channels or hangers are added where the spacing was too wide.
- New board of the right type is screwed on at close centres.
- Joints are bedded with paper tape and filled in three coats, each wider than the last.
- The filler is sanded with a sander attached to a vacuum.
- The repair is primed, stain blocked if needed, and the whole ceiling of the room is painted.
A hairline crack is opened into a shallow groove, taped, filled and painted in the same way. Filler alone, pressed into the crack, opens again within months.
When is replacement the better answer?
Patching stops making sense when the sag runs across most of a room, when the steel frame has rusted, when mould has grown over the back of the boards, or when the same area has leaked several times. A ceiling that is to carry new loads is also better rebuilt with the right supports. Where a ceiling is fire rated, the replacement is installed to the tested detail of the manufacturer and the approved drawing, and inspection is by the authority or the consultant of the building. In a tower, the approvals the building asks for are identified at the site visit and The MELLS prepares the paperwork.
A bulging or dripping ceiling counts as urgent work, and The MELLS responds to urgent work in Dubai within two hours during working hours. For anything less pressing, book a site visit. The ceiling is inspected from above, and a written quotation with a defined scope is sent before any board is cut.
Common questions
Is a cracked ceiling dangerous?
A fine, straight crack along a joint is not. A crack that is widening, has a step in it, or comes with a sag or a stain should be inspected, because it points to movement in the frame or to water above.
Can a sagging board be pushed back up and screwed?
No. Once gypsum board has been wet and has changed shape, its core is weak and screws pull straight through it. The affected piece is cut out and replaced.
Why does the same crack keep coming back?
Because the joint is moving and the repair was only filler. A joint needs paper tape bedded in compound, and a long ceiling or a junction between two structures may need a proper movement joint.
Does the whole ceiling need repainting after a patch?
Normally, yes. Fresh paint on a ceiling shows as a different shade in daylight even when it comes from the same tin, so the full ceiling of that room is painted.
Can a chandelier be hung from a gypsum ceiling?
Not from the board. A heavy fitting is carried by its own fixing into the slab or by a support fitted above the ceiling, with the board simply trimmed around it.
