What is included
Mould removal for villas and apartments that begins by finding the moisture source, then removes the growth and treats the surface behind it. Humid Dubai air meets cold air conditioned walls, ducts and wardrobes, and the condensation feeds mould within weeks, most of all in homes closed up over summer. Mould returns if the moisture remains, so we trace the leak, condensation or ventilation fault first, contain the area, remove the growth and tell you plainly what must be repaired to keep it away.
- Room by room visual check, including behind furniture and inside AC grilles
- Moisture meter readings on walls, ceilings, skirting and joinery
- Air temperature and relative humidity logged in each room
- Laboratory sampling arranged with an outside laboratory on request
How we carry out mould inspection and testing
An inspection answers three questions: where the mould is, how wet the building fabric is, and where that moisture comes from. The supervisor walks every room with a torch and a moisture meter, moves furniture off external walls, opens wardrobes and looks behind AC grilles and access hatches. Readings are taken on walls, ceilings and skirting and marked on a plan. Air temperature and relative humidity are logged room by room, since a home held at high humidity will grow mould on walls that have no leak at all.
The report sets out each affected area with photographs, the readings, the likely cause and the repair that would stop it. It does not name the species, because nobody can do that by eye. Where a tenant, a landlord or a doctor needs to know exactly what is growing, The MELLS arranges surface or air sampling with an outside laboratory and passes on the result as issued. We do not run a laboratory ourselves. Most homes do not need sampling to be treated properly, and we say so when that is the case.
How it works
The same method on every job, so the result does not depend on who is on shift.
- Site visit and written quotation. A supervisor visits, measures and records every room, surface and extra. The written quotation that follows sets out the scope, with no hourly meter and nothing added on the day.
- Protect and prepare. Lifts, floors and furniture are protected and delicate finishes are logged on a surface register before any product is opened.
- Dry before wet, top before bottom. Dust is lifted with HEPA filtered vacuums from ceilings and fittings downwards. Each zone is then wet cleaned with chemistry matched to its finish.
- Detail work and floors. Tracks, switches, skirtings, handles and glass are finished by hand. Floors are machine scrubbed last so nothing is walked back in.
- Inspection and report. The supervisor signs all fourteen checks, photographs the result and sends you the report within the hour.
Mould Inspection and Testing in Jumeirah Islands: what we plan for
Jumeirah Islands is a gated community of large villas set on small islands in a man made lake, grouped into European, Mediterranean, Islamic, Oasis and Tropical clusters, with a row of mansions on the outer edge. Next to it, Jumeirah Park is a newer community of Legacy, Regional and Heritage villas arranged in nine districts.
Almost every home in Jumeirah Islands faces water, so humidity is high and glass picks up mineral spotting. Gardens are mature and irrigated daily, which marks boundary walls and feeds algae on shaded paving.
Both communities have security gates. Residents register our crew in advance, and exterior work needs approval from community management.
What your quotation depends on
A quotation for mould inspection and testing in Jumeirah Islands follows a site visit. The supervisor looks at the points listed here and you receive a written quotation with a defined scope before any work begins. Once you accept it, nothing is added on the day.
- Size of the property and number of rooms
- Condition, and how long since the last deep clean
- Furnished and occupied, or empty
- Extras such as sofas, carpets, mattresses, external glass or outdoor areas

Questions about mould inspection and testing in Jumeirah Islands
What does mould inspection and testing include?
A survey that maps where the mould is, how damp the structure is and what is feeding it, with moisture and humidity readings set out in a written report. The work includes room by room visual check, including behind furniture and inside AC grilles; moisture meter readings on walls, ceilings, skirting and joinery; air temperature and relative humidity logged in each room.
Do I need laboratory testing before the mould is removed?
Usually not. Visible mould is removed the same careful way whatever the species, and the fix is always the moisture. Sampling is worth having when there is a dispute, a health question raised by a doctor or a smell with nothing visible.
Who writes the laboratory result?
The outside laboratory does. We arrange the sampling and send you their document unchanged, alongside our own survey report with readings and photographs. The MELLS does not issue laboratory results or certificates of its own.
How much does mould inspection and testing cost in Jumeirah Islands?
We do not publish prices, because no two jobs are the same. The main factors: size of the property and number of rooms; condition, and how long since the last deep clean. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.
Who provides mould inspection and testing in Jumeirah Islands?
The MELLS provides mould inspection and testing in Jumeirah Islands, Dubai. The work is carried out by people The MELLS employs directly, under a named supervisor, 08:00 to 19:00, Monday to Saturday. To arrange it, book a site visit on this page or call +971 58 656 3001.
How long does mould inspection and testing take?
Typically half a day for a single room, and 1 to 3 days where plaster or paint has to dry between stages. The time for your property is confirmed with the quotation.
Why does mould grow in an air conditioned home?
Humid air condenses on cold surfaces, most often around AC grilles, ducts, external walls and closed wardrobes. Homes shut for the summer with the AC switched off are the most exposed.
Can I simply paint over mould?
No. Paint hides it for a few weeks while the growth carries on underneath. The surface has to be cleaned, treated and fully dry before a stain blocking primer goes on.
Do we have to move out while the mould is treated?
Rarely. The affected room is sealed off while we work and handed back once it has been dried and aired.
How do your crews get access to Jumeirah Islands?
Both communities have security gates. Residents register our crew in advance, and exterior work needs approval from community management.
How long does a villa deep clean take in Jumeirah Park?
A four or five bedroom villa takes a crew of five to six one full day. Larger or heavily furnished homes run into a second day.
How do I choose a company for mould inspection and testing in Jumeirah Islands?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (14 Point Standard signed by the supervisor, with photographs before and after) and puts right any failed check free of charge within 48 hours.
