What is included
Removal of cement film, grout haze, paint splashes and fine construction dust, so a new or renovated property is ready to live in. Builders' dust is not household dust. It is fine, alkaline and abrasive, it settles for days after the trades leave, and it scratches glass and stone if it is wiped dry. We remove it in the right order, with vacuum extraction first and wet cleaning second, and we treat cement, grout and paint residue with the correct remover for each surface.
- Crews sized to the handover programme
- Unit by unit checklist and sign off
- Common areas included
- Daily progress reporting
How it works
The same method on every job, so the result does not depend on who is on shift.
- Site visit and written quotation. A supervisor visits, measures and records every room, surface and extra. The written quotation that follows sets out the scope, with no hourly meter and nothing added on the day.
- Protect and prepare. Lifts, floors and furniture are protected and delicate finishes are logged on a surface register before any product is opened.
- Dry before wet, top before bottom. Dust is lifted with HEPA filtered vacuums from ceilings and fittings downwards. Each zone is then wet cleaned with chemistry matched to its finish.
- Detail work and floors. Tracks, switches, skirtings, handles and glass are finished by hand. Floors are machine scrubbed last so nothing is walked back in.
- Inspection and report. The supervisor signs all fourteen checks, photographs the result and sends you the report within the hour.
Developer Handover Cleaning in Embassies District: what we plan for
The Embassies District, also known as Al Safarat or the Diplomatic Area, lies off Sheikh Rashid Bin Saeed Street towards Al Bateen Executive Airport. Most plots hold embassy buildings and diplomatic residences behind high walls, alongside low and mid rise apartment buildings, with the Rawdhat apartment blocks along the Airport Road side.
Wide roads and open plots let fine sand blow into gardens and across terraces. Embassy buildings and residences often have large stone or tiled entrance areas that show every footprint, and irrigation leaves mineral marks on boundary walls. Reception halls, offices and residences are cleaned to a plan agreed with the facilities or house manager, with restricted rooms left out or visited under escort. Quiet equipment is used in occupied areas, and the rooms covered are logged at the end of each visit.
Access to embassy premises and diplomatic residences follows the site's own security procedure, confirmed at the site visit, and staff details are sent in advance for clearance. Apartment buildings need a work permit and a service lift booking, and we prepare the paperwork asked for.
What your quotation depends on
A quotation for developer handover cleaning in Embassies District follows a site visit. The supervisor looks at the points listed here and you receive a written quotation with a defined scope before any work begins. Once you accept it, nothing is added on the day.

Questions about developer handover cleaning in Embassies District
What does developer handover cleaning include?
Handover cleaning for developers and contractors across multiple units, delivered to programme with unit by unit sign off. The work includes crews sized to the handover programme; unit by unit checklist and sign off; common areas included.
How much does developer handover cleaning cost in Embassies District?
We do not publish prices, because no two jobs are the same. The main factors: size of the property and number of rooms; condition, and how long since the last deep clean. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.
Who provides developer handover cleaning in Embassies District?
The MELLS provides developer handover cleaning in Embassies District, Abu Dhabi. The work is carried out by people The MELLS employs directly, under a named supervisor, 08:00 to 19:00, Monday to Saturday. To arrange it, book a site visit on this page or call +971 58 656 3001.
How long does developer handover cleaning take?
Typically agreed at the site visit and planned around your trading hours. The time for your property is confirmed with the quotation.
Does dust come back after the clean?
Fine dust keeps settling for a few days as the AC runs. We clean AC grilles during the visit and can schedule a short follow up dusting. For heavy dust we recommend AC duct cleaning before you move in.
Why can a normal cleaning company not do post construction cleaning?
Construction dust contains cement and gypsum fines that scratch glass and etch stone when wiped. It needs vacuum extraction, the right acid or alkaline removers for each residue and trained operators. Household methods spread the dust and damage new finishes.
When should post construction cleaning be booked?
After all trades have finished, snagging is complete and the AC has been commissioned. If trades return after the clean, dust returns with them.
How do your crews get access to Embassies District?
Access to embassy premises and diplomatic residences follows the site's own security procedure, confirmed at the site visit, and staff details are sent in advance for clearance. Apartment buildings need a work permit and a service lift booking, and we prepare the paperwork asked for.
Can your team work inside an embassy building?
Yes, by appointment and only under the mission's own security procedure. Staff names and ID details are submitted in advance, and the supervisor follows the escort and room access rules set by the facilities manager.
How do I choose a company for developer handover cleaning in Embassies District?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (14 Point Standard signed by the supervisor, with photographs before and after) and puts right any failed check free of charge within 48 hours.
How are visits to Embassies District arranged?
Visits in Abu Dhabi are booked by appointment between 08:00 and 19:00, Monday to Saturday. Call or send the form and we agree the earliest time a supervisor can come to you.
