What is included
AC ducting sized, fabricated and installed for villas, apartments, offices, shops and restaurants, with joints sealed, ducts insulated and airflow balanced. A ducted AC is only as good as the ductwork hidden above the ceiling. Ducts that are too small are noisy and starve the far rooms, and in Dubai humidity any gap in the insulation sweats and drips onto the ceiling below. Our own technicians work out the airflow each room needs, then fabricate, hang, seal and insulate the ducts and balance the system before handover.

How we carry out duct leak detection
We begin with readings. The air temperature leaving the unit is compared with the temperature arriving at each outlet, and the static pressure either side of the fan is measured. A large rise in temperature or a low flow at one outlet points to the run that is leaking. That run is then checked joint by joint with a smoke pencil while the fan runs. Where the duct disappears above a closed ceiling, a camera on a flexible cable is fed in from the nearest grille to find separated joints.
Leaks hide well. A supply duct that has come apart above a corridor simply cools the void, and the only clues are a weak outlet further along and a higher electricity bill. Return leaks pull in void air, which in a Dubai summer is hot and full of dust, so the rooms feel clammy and filters clog early. Condensation marks on a ceiling often sit directly under a supply leak. The site visit records the readings and gives you a marked up plan showing where each leak is.

Does the ceiling have to come down?
Not always. Tile ceilings lift out and go back. In a gypsum ceiling we cut openings where the work is and close them afterwards, leaving access panels under the unit and at the dampers.

Why is water dripping from the ceiling under my AC duct?
Most often the insulation or its vapour barrier has a gap, so humid air reaches the cold metal and condenses. A blocked drain line can look the same from below, so we check both before any repair is proposed.
Why are some rooms colder than others?
The far rooms are usually short of air. The ducts may be undersized, a flexible duct may be crushed, or the branches may have no dampers. We measure the airflow at each outlet, correct the duct and balance the system.
Which is better, galvanised steel or pre insulated duct?
Both work well when they are installed properly. Steel is stronger and suits long main runs, plant rooms and exposed ducts. Pre insulated panel is lighter and suits homes with shallow voids. We recommend one after seeing the site.
Does the building need to agree to duct changes?
In towers and malls, changes to the ducts, fire dampers or fresh air system are coordinated with building management. What the building asks for is identified at the site visit, and we prepare the paperwork.
